LET US TAKE YOU ON A WALK THROUGH THE HOUSE
 

 

Enter through the original Front Door and you are in the wide Hall which runs the full depth of the house with all the major rooms accessed from this central feature!
The hall is carpeted in a quality pure wool carpet that is the same as that used in the Lounge and Library areas. Viewed
from the front there is a feature archway just over halfway along the Hall with a stained glass window set into the fanlight over the door to the Sunroom.

 

 

The large lounge, complete with open fireplace leads through a full span arch to the library area. The total floor space is covered with carpet.
The fireplace has a polished wood mantle and the hearth and fireplace surround are finished in slate. The hearth is set into a polished wood coping which is capped with a brass rail.

 
 

 

 

The Dining Room is a spacious and formal area that will accommodate the largest dining setting. Located adjacent to the lounge & close to the kitchen this is a really functional area complete with a pot belly stove for those occasional cool Winter evenings. A roller blind to the hall doorway helps to retain heat from the reverse cycle air conditioner located in the adjacent sunroom.

 
 

 

The Kitchen is finished with Baltic Pine lined walls and all cupboards are finished to suit. It is equipped with a Simpson Stainless Steel Dish Washer and a stainless steel Technika Stove with electric Fan Forced Oven and 5 burner gas hob, including a wok burner. A Double Stainless Steel Sink helps make this a delight to work in for anyone who enjoys cooking! There is ample cupboard space enabling the storage of all needed items close to the action. The Kitchen has a multi-shelved dividing unit, ideal for the storage of those jars and containers of ready use items! The Pantry is every cook's dream with lots of shelf and bench space, microwave space and dual power points allowing you to prepare a full dinner and still have the kitchen bench tops clear and tidy!

 
 


The Sunroom, fitted with a reverse cycle airconditioner, overlooks the rear garden through the full wall of windows. The windows are all fitted with wind-out closures so that they may be opened to allow for cool air flow on warmer days. This makes an ideal area for the TV so that it may be viewed without imposing on all the household! It has magnificent natural light that makes it the favorite spot for the craft or hobby activities!
There is also a built-in bench, outside the Bathroom that has plenty of extra storage space, accessed from the top! Entry to the sunroom is by way of a covered porch so that wet and muddy boots may be removed under cover before entering the house!
The Laundry is located on the Southern end of the Sunroom & has a large double stainless steel trough plus space for a large upright freezer. There is a third toilet in this area.

 
 

The Office is a very comfortable room that can easily be utilised as a guest bedroom! It is lined with polished timber from floor to ceiling and has one wall of shelving. Access is direct to the Side Verandah via French Doors.
Included is a built in wine cellar that will accommodate approximately 11 dozen bottles! On the opposite wall is a double door wardrobe which is fitted with shelving behind the hanging space. Above is a clear area ideal for storing suitcases etc.
Working in this area with views through the Avocado Orchard and across the paddocks, takes the stress completely out of those necessary office chores!

 
 

 

 

The Master Bedroom is situated at the front of the house & has 3 sets of french doors, two open onto the verandah whilst the third leads through to the ensuite.
This is an exceptionally large room with ample space to incorporate a "parent's retreat" if so required.
The floor is the original 150mm hoop pine that has been stripped & polished to reveal beautiful honey coloured timber; it is finished with a central carpet square to provide that warm feeling!

 
 

 

 

The ensuite to the Master Bedroom is a large & functional area with a pedestal washbowl & toilet both in ceramics by Porcher - it is finished with a glass shower & mirrored wall cabinet. All fittings are of quality chrome in "Georgian" style whilst the flooring is large Provence ceramic tiles.
This room has a large plate glass window in the entire exterior wall which has a pull down "Verasol" type blind which allows for a clear view out whilst inhibiting anyone looking in from the outside.

 
 

 

The guest bedroom is a large & spacious room with 2 sets of french doors accessing the verandah - one to the front & one to the side. It has a built in wardrobe with both hanging & shelf space. The hoop pine floor has been stripped & polished.

There is also a spare bedroom that is large enough for a single bed & a fold out sofa (double). It has French door access onto the side verandah.

 
 

The Bathroom, with walls tiled in heritage green and white is fitted with an original clawfoot bath finished in heritage green with gold feet. There is a large rose shower over the bath with suspended shower curtains. All the brass fittings in the Bathroom are manufactured from an alloy of gold and brass that will not tarnish!
The wash stand with tiled splash-back is made from cedar and has a complimentary mirror above! The hand basin and toilet are Fowlers Fluted Ceramic! There are two sets of French Doors exiting the Bathroom, one to the Side Verandah and the other to the Rear Patio. All woodwork is finished in a dark stained and polished timber with quality light fittings adding to the splendor of this room. The floor is finished with large terracotta tiles.
 
 
The verandahs of the house make for a great entertaining area, be it on a hot or a wet day! All the verandahs are 2.6 metres deep giving plenty of space for seating arrangements. The current owners have actually had in excess of 40 people for a sit down lunch with plenty of space to spare for pre lunch nibbles and drinks! The front verandah has wide central steps giving access to the front door. The lattice area, with its own lockable access lends itself to many uses!
The side verandah can be accessed by a separate set of steps, providing direct entry to the current office area!
A BBQ area has been built in with a tiled surface to protect the verandah decking from unsightly grease splashes!
